595 Dean Street

595 Dean will include remnants from the factory buildings that formerly occupied the sites, placed on display in the extensive landscaped area.​

595 Dean Street is a new 2-tower development located in Brooklyn’s burgeoning Prospect Heights neighborhood, part of a master plan that is bringing thousands of new residences, retail, and public open space to the area. 595 Dean Street includes nearly 800 units of housing of which 240 units are designated affordable, as well as extensive landscaped open space.

595 Dean is located mid-block between Dean and Pacific Streets, and between the new multifamily high-rises that have recently been constructed along Carlton and Vanderbilt Avenues to the west and east. As part of the master plan, Pacific Street will be absorbed and replaced with a new public park, on which the towers will front. Pedestrian walkways will traverse the park and major entrances to the park are located between the building parcels. The park will include a water feature, playgrounds, and a new “great lawn” for residents and visitors to enjoy.

The design approach responds to the lower buildings along Dean Street through materiality and varied scale of windows. Masonry creates continuity along the street while highlighting the central portion of the site where the masonry and windows transition to a glass and metal ribbon façade. These materials bookend the park entrance, creating a new pedestrian-scale gateway to the park and great lawn. The taller portions of the building are set back from the street and are composed of brick, metal and large windows. The north end echoes the horizontal glass and metal ribbon façade at a larger scale and defines the gateway at the city scale from the north approach. The building is topped off with a crown of photovoltaic panels.

The buildings include neighborhood retail as well as a large space for Chelsea Piers, which will operate a soccer field, running track, swimming pool, gymnastic practice area, and fitness / yoga studio.
