Summit's trapezoid shape creates exceptional view opportunities to Midtown and the East River.

Summit is a new luxury residential building in Manhattan's Murray Hill neighborhood. The through-block site fronts both 43rd and 44th Street, and sits halfway between Second and Third Avenue, creating a rare opportunity to design a freestanding building in the midst of the dense urban fabric of Midtown East.

As the tower rises, city views open up, and the design of the tower was shaped accordingly. Views of the nearby Chrysler Building led to a shift in the tower's orientation in relation to the city's grid; this misalignment allowed a greater number of apartments to face the landmark. This skewing of the floorplate presents a narrow aspect ratio on 43rd and 44th Street, while the effect on the massing visually defines the building.

On 43rd Street, the project maintains a continuous retail frontage and incorporates portions of a previously existing parking garage that was on the site. On 44th Street the building splays away from the sidewalk to create an open court that is landscaped. This open and accessible space is defined by a feature wall at one end, and a reflecting pool at the other.
